Indian River South Grove - 1,944 Acres | Offered in 9 Tracts
Indian River South Grove consists of approximately 1,944 contiguous acres in southern St. Lucie County, Florida. The grove is located on and west of Rangeline Road (SR 609). The property''s eastern border abuts the City of Port St. Lucie. The site is served by paved roads and utilities.
The farm includes approximately 850 acres of citrus,150 acres of sod, 100 acres of palm tree farm, a 212 acre lake site with 48 acres of road-frontage land available for development, and the balance of the property is a combination of irrigated fallow land, roads, and drainage/irrigation ditches. Of the 125,500 citrus trees, 46,400 are mature, 42,300 are adolescent, and 36,800 are less than three years old. The property includes sandy soil that is well drained and is suited for a wide variety of additional crops including sugar cane and produce. The property is also suitable for development into 388 residential units under the agricultural planned development regulations.
There is a permitted water management district that holds the permits and owns the equipment to pump from the C-23 canal in periods of water shortage or back into the C-23 canal in periods of heavy rainfall or storm. The farm is permitted for 1.892 billion gallons annually through 2025. The 212 acre lake provides tremendous value to all of the property as a dependable secondary irrigation water
source. It is up to 50 feet deep and recharges from the water table. If the property is sold to more than one buyer, the water rights to the lake will continue to serve the entire property and will be owned by a property owners association. Each buyer will own a prorated share of the property owners association. If the grove is sold as a whole, the purchase will include the 212 acre lake site.

The Oldchester Grove consists of approximately 923 contiguous acres in St. Lucie County, Florida. It is located four miles to the north-northwest of Indian River South Grove and is accessible from Glades Cuttoff Road and Carlton Road. The South Florida Water Management District''s C-23 Canal is on its western border.
The farm consists of approximately 850 acres of citrus and the balance of the site is a combination of irrigated fallow land, roads, and drainage/irrigation ditches. Of the 96,000 citrus trees, 33,100 are
mature, 29,500 are adolescent, and 33,400 are less than three years old.
The property includes sandy soil that is well drained and is suited for a wide variety of additional crops including sugar cane and produce. There is sufficient pumping equipment to irrigate the farm, and permits are in place to pump from the C-23 canal in periods of water shortage or freeze or back into the C-23 canal in periods of heavy rainfall or storm. The farm is permitted for 929.12 million gallons annually through 2033.
Citrus Packinghouse - 17 Acres | Offered in 1 Tract
The recently updated and modernized packing house sits on approximately 17 aces in Vero Beach, Indian River County, Florida. The plant is ideally situated along the US-1 corridor with easy trucking access to the East Coast of the United States. The Florida East Coast Railroad runs along the east side of the property and with the addition of a spur, could offer non-truck access to Florida’s seaports and the Eastern US. The 55,000 square foot facility includes 42,000 square feet on the ground floor, 9,000 square feet of mezzanine for a box loft and storage and 3,500 square feet of mezzanine for administrative space.
The citrus processing facilities include degreening rooms with 45 load capacity, washing, sizing and grading lines, and a 12,000 square foot refrigerated storage cooler for 25 packed citrus loads. The plant currently produces 1.5 million cartons of citrus per season (5 months).
The facility has numerous alternate uses. The packinghouse is easily adaptable to package a myraid of other produce including, but not limited to, tomatoes, peppers, and cucumbers. It can also be utilized for industrial uses such as warehousing, distribution, and manufacturing.
